Welcome to Matilda
Matilda is an always-on AI assistant for real estate teams. When a buyer texts about a listing, she answers over iMessage in seconds, qualifies their budget, timeline, and intent, confirms pre-approval, and lines up a showing. Agents only ever meet serious buyers.
What Matilda does
Matilda is the first point of contact for your team. She works three channels, and every conversation lands in the same pipeline:
- iMessage. A Mac running BlueBubbles forwards incoming texts to Matilda. She replies in the same thread, adds tapback reactions, and saves what she learns.
- Web chat. Leads can also sign in with their phone number and an emailed code, then chat with Matilda in a browser or as an installable web app.
- Matilda Worker. A companion macOS daemon streams the iMessage threads you tag as prospects into Matilda for capture only. She does not auto-reply on those threads, but she extracts qualification data and pushes it to your CRM.
The moment a lead is marked qualified, Matilda builds a no-login lead sheet with a PDF and emails the brokerage the link automatically.
Matilda in action
A buyer texts the number attached to a listing at 9:40 pm. Matilda replies within seconds, introduces herself, and asks their name. Over the next few messages she learns they are buying, have a budget around $650k, want to move in the next 60 days, and are already pre-approved. Each answer is saved as it arrives. When the last milestone lands, the lead flips to qualified, the agent gets an email with a one-page lead sheet, and the matching contact in Follow Up Boss is tagged and staged. The agent wakes up to a ready buyer, not a cold inquiry.
How it fits together
Matilda ships as a single FastAPI process with a SQLite database. One process serves every surface.
| Surface | Route | Who uses it |
|---|---|---|
| Landing | / | Public |
| Web chat | /chat | Leads, after signing in at /login |
| Dashboard | /dashboard | Your team, with email and password |
| Lead sheet | /lead/<token> and .pdf | Anyone holding the unguessable link |
| iMessage webhook | /webhook | The BlueBubbles server |
| Worker API | /api/worker/* | The Matilda Worker daemon |
| Health | /health | Monitoring |
Key components
- Agent. Built on the Strands Agents SDK and powered by Kimi from Moonshot AI. Matilda has a small set of tools for sending messages, reacting, reading and updating contacts, searching leads, and managing reminders.
- Dashboard. Where operators watch the pipeline, tune integrations, manage the organization, and pair worker devices.
- Integrations. Kimi for the model, BlueBubbles for iMessage, Resend for email, Follow Up Boss for CRM sync. All optional, all configurable live without a restart.
- Storage. One SQLite file. Contacts, conversations, reminders, lead events, CRM items, users, teams, settings, and an audit log.
Core capabilities
Qualification
Five milestones define a qualified lead: name, intent, budget, timeline, and pre-approval. Matilda asks one question per reply, never re-asks a filled field, and promotes the lead automatically when all five are captured. See Key concepts.
Memory
Matilda keeps curated long-term facts about each contact and injects them into every turn. She greets people by name, remembers preferences, and picks up where the conversation left off.
Handoff
Qualified leads produce a shareable lead sheet and a PDF. With email configured, the brokerage list is notified once, on the first transition to qualified.
Access control
Three fixed roles, Viewer, Admin, and Owner, enforced on the server for every write. Secrets are redacted by role, and every administrative change lands in an audit log.
Who these docs are for
- Agents and brokers should start with the User Guide and the Tutorials.
- Engineers running or extending Matilda should read Developers.
- Operators deploying and securing an instance should read Administration.
Scope
Matilda keeps things organized and on schedule. She does not give legal advice, quote or set prices, or make commitments on the agent's behalf. The big decisions stay with the agent. See What Matilda will and will not do.
