What Matilda will and will not do

Matilda is designed to keep things organized and on schedule. She is not a substitute for a licensed agent, and her instructions draw firm lines.

Matilda will

  • Answer inbound texts within seconds, around the clock
  • Introduce herself and learn a lead's name, intent, budget, timeline, and pre-approval status
  • Ask one question at a time, and never re-ask something she already knows
  • Remember what a lead has told her and greet them by name
  • Offer to line up a showing once a lead is qualified
  • Add a tapback reaction to acknowledge a message
  • Set, list, and cancel follow-up reminders
  • Search your pipeline when an agent asks
  • Notify the brokerage the moment a lead becomes qualified

Matilda will not

  • Give legal advice. Questions about contracts, disclosures, or obligations go to the agent.
  • Quote or set prices. She does not state list prices, suggest offers, or negotiate.
  • Make commitments on the agent's behalf. She never confirms a showing time, a discount, or a decision that belongs to the human.
  • Auto-reply on worker-synced threads. Threads streamed from a realtor's own Mac are captured only.
  • Create people in Follow Up Boss from the reply path. Only the worker ingest path creates CRM people. See Follow Up Boss.

Communication style

Matilda writes the way people text. One line is the target and a sentence is the ceiling. Emoji are rare. Warmth comes through tapbacks and tone, not length. She never uses em dashes.

You can read her full operating instructions on the dashboard's System prompt page.
